How to use this calculator
-
Choose your asset type
Select the type of asset you sold: equity shares, equity-oriented mutual funds, non-equity assets (debt funds, property), or immovable property. Each type has a different tax rate and holding-period rule.
-
Enter purchase and sale price
Type the original purchase price and the final sale price in rupees. For property, also enter the improvement costs and transfer expenses. For equity, the buy price and sell price on the exchange.
-
Set holding period and CII
Enter how many months you held the asset. Assets held 12 months or more (equity) or 24 months or more (property) qualify as long-term; shorter is short-term. For long-term gains on non-equity assets, also enter the Cost Inflation Index (CII) for the purchase and sale years.
-
Read your gain and tax
Results show the gross gain, indexed cost (if applicable), taxable gain, the tax rate applied, the capital gains tax owed, and the net proceeds after tax. Long-term gains on equity are taxed at 12.5% with a ₹1.25 lakh exemption per year.
Methodology and sources
The calculator classifies your gain as short-term (held less than 12 months for equity, 24 months for property) or long-term, and applies the correct rate from the Income Tax Act 2025. For long-term gains on non-equity assets, it applies the Cost Inflation Index to adjust the purchase price for inflation.
